BELOW IS OUR "POLICY AND PROCEDURES" FOR PROCESSING IN A NEW RENTAL ACCOUNT.  PLEASE READ THROUGHLY AS THESE POLICIES AND PROCEDURES ARE ENFORCED.  IF YOU HAVE ANY QUESTIONS, PLEASE ASK THE RECEPTIONIST BEFORE FILLING OUT AND PAYING YOUR APPLICATION FEE.

1. ONCE YOU HAVE FILLED OUT AND SIGNED YOUR RENTAL APPLICATION AND PAID YOUR APPLICATION FEE, THE APPLICATION IS PROCESSED INCLUDING ORDERING A CREDIT AND BACKGROUND REPORT, VERIFYING PRESENT AND PAST RESIDENCE, ETC.  WE DO REQUIRE GOOD CREDIT AND GOOD REFERENCES TO BE APPROVED FOR OUR RENTAL PROPERTY.  IF YOU HAVE NO CREDIT OR YOUR CREDIT IS CONSIDERED "BORDER-LINE", YOU MAY BE REQUIRED TO PAY A DOUBLE SECURITY DEPOSIT TO BE APPROVED.  ONCE YOUR APPLICATION IS APPROVED, YOU WILL BE REQUIRED TO PAY THE PROCESSING FEE AND THE SECURITY DEPOSIT IN FULL AS SOON AS YOUR APPLICATION IS APPROVED AND SET UP A DATE AND TIME TO COME IN AND SIGN YOUR LEASE AGREEMENT.  YOUR LEASE AGREEMENT MUST BE SIGNED WITHIN 24 HOURS OF APPLICATION APPROVAL.(PLEASE UNDERSTAND THAT THE PROCESSING FEE AND THE SECURITY DEPOSIT MUST BE PAID IN CASH, MONEY ORDER, CERTIFIED FUNDS OR A LOCAL CHECK- NO OUT OF TOWN CHECKS WILL BE ACCEPTED FOR THE PROCESSING FEE OR THE SECURITY DEPOSIT).

*THE PROPERTY WILL NOT BE TAKEN OFF THE RENTAL MARKET UNTIL THE PROCESSING FEE AND THE SECURITY DEPOSIT HAVE BEEN PAID.

2. ONCE YOUR LEASE AGREEMENT HAS BEEN SIGNED, YOUR PROCESSING FEE AND SECURITY DEPOSIT PAID, THE FIRST MONTH'S RENT HAS BEEN PAID (EITHER FULL MONTH OR PRO-RATED RENT), ELECTRICITY SWITCHED IN YOUR NAME (MUST SHOW PROOF FROM ELECTRIC COMPANY).  YOU WILL BE GIVEN THE KEYS ON YOUR MOVE-IN DATE PER YOUR LEASE TO THE UNIT (HOUSE) AND RETURN IT BACK TO MYRTLE BEACH REALTY, LLC.  SO, THAT WE MAY PUT THIS IN YOUR FILE.  THIS FORM WILL BE USED FOR THE INSPECTION WHEN YOU VACATE.

3. PLEASE READ YOUR LEASE AGREEMENT THROUGHLY.  THIS IS A LEGAL CONTRACT AND EACH ITEM IS ENFORCED.  IF IT STATES "NO PETS ALLOWED", PLEASE DO NOT HAVE A PET ON THE PREMISES.  THIS IS GROUNDS FOR CANCELLATION OF YOUR LEASE AGREEMENT.  IF YOU ARE IN A COMPLEX THAT HAS A HOMEOWNERS ASSOCIATION, YOU WILL BE GIVEN A COPY OF THEIR RULES AND REGULATIONS.  PLEASE FOLLOW THESE RULES AS THEY ARE STRICTLY ENFORCED.

4. PLEASE CALL OUR OFFICE AT (843)238-5185 AS SOON AS POSSIBLE AND GIVE US YOUR NEW HOME PHONE NUMBER SO THAT WE MAY PUT IT ON YOUR FILE.

BY SIGNING YOUR RENTAL APPLICATION, YOU HAVE VERIFIED THAT YOU HAVE RECEIVED A COPY OF THIS "POLICY AND PROCEDURES" SHEET AND AGREE TO ABIDE BY THE ITEMS STATED ABOVE.
